"The Conch Republic National Park Deed"

The following covenants, restrictions and limitations are to be considered a part of and fully incorporated into this Document, hereinafter referred to as “Deed”. The sale of these Deeds are not intended to and does not constitute the sale of a security, and are issued for NOVELTY PURPOSES ONLY, not as an Investment.  Conch Republic Squires, LLC, a Florida limited liability company, is the owner of the subject parcel of which a fractional interest is described by and on the reverse side of the Deed(s), and is desirous of subdividing the subject parcel into One-Square-Inch Plots, hereinafter collectively and in part referred to as “Land”, and issuing Deeds with the express purpose of bestowing the title of Conch Republic Squire upon its Purchaser, hereinafter referred to as “Owner”.   By acceptance of the Deed the Owner agrees to be purchasing a fractional interest in the Land for the sole purpose of contributing the fractional interest to the establishment of the first Conch Republic National Key Deer Refuge.  Conch Republic Squires, LLC, reserves the right to assign any or all management, ownership, and/or responsibilities of the Land without prior consent of the Owner(s), for the express purpose of maintaining and managing the Conch Republic National Key Deer Refuge in perpetuity.

In addition to the above, Conch Republic Squires, LLC establishes the following covenants, restrictions, limitations, and reservations upon the Land and on the ownership, use and occupancy there of:

The Owner shall not make any improvements to, or develop, the Land; Owner shall not occupy the Land; Owner grants all rights of ingress and egress over the Land to all persons for public enjoyment; Deed cannot be sold or resold by the Owner for a profit and Owner shall not receive any income or derive any other financial benefits whatsoever from any or all portions of the Land; Conch Republic Squires, LLC, is the managing agent of the Land and will be responsible for all real estate taxes on the Land and for complying with any and all local regulations; The number of Deeds issued by Conch Republic Squires, LLC will not exceed the number of square inches within the Land; By acceptance of this Deed Owner agrees tat this is and will be a non-recordable Deed and will not be recorded in any Governmental Records. Ownership records will be maintained by Conch Republic Squires, LLC; Conch Republic Squires, LLC, will not develop or improve the Land, except with state or local Government approval to enhance or beautify the Land for public use and enjoyment, in perpetuity.
